KB Advisory Group (KB) Scope

The City of Johns Creek engaged KB Advisory Group to conduct a housing market study to assess how current and future residential market trends will impact the city. The research, analysis, and conclusions made by KB analysts provided city leadership with valuable insights to inform future land use, planning and real estate development policy decisions.

 

Existing Conditions

The City of Johns Creek is located in northern Fulton County, one of the fastest growing areas of the Atlanta metro region. Many new households in the city were smaller, consisting of one or two people, and most, approximately two thirds, were renters. Since 2010, the most significant household growth by income category was in renter households earning more than $100,000 annually and owner households earning upwards of $150,000. Additionally, with the delivery of new age-restricted, multifamily product, senior renters quadrupled since 2010.

 

The Findings

These changing demographics changed housing preferences in the City of Johns Creek. While many households continued to choose to own single-family homes, smaller affluent households sought more housing options of various formats.

 

Based on the housing demand analysis, KB analysts recommended the city consider policies that would satisfy housing demand at all pricing tiers to ensure a stable and healthy housing market. These recommendations included ensuring policies and zoning allowed for a variety of housing typologies, planning for land scarcity, and utilizing economic development tools to incentivize the creation of mixed-income communities.
