KB Advisory Group’s first engagement with the Albany Downtown Master Plan was in 2019. The firm performed as a sub-consultant to TSW for the project. KB prepared an analysis of the primary market area and determined the demand for housing Downtown. The firm also explored methods to increase housing opportunities.
KB’s 2019 study examined current retail spending and estimated the potential retail capture. Based on those findings, the analysis offered recommendations for an appropriate mix of commercial, residential, hospitality, entertainment, events, and mix-used development. The firm’s analysts explored the development potential of vacant properties in Downtown Albany and public-private partnership opportunities. KB also participated in the 2019 public engagement.
The 2021 Downtown Master Plan
KB teamed with TSW again in 2021 to complete the Downtown Master Plan for the City of Albany. The firm prepared a market analysis of a defined primary market for that engagement and created pertinent demographic profiles. KB analyzed retail spending, housing demand, estimated potential retail capture, and the development potential for vacant properties Downtown.
The firm prepared 2021 recommendations on the mix of commercial, residential, hospitality, entertainment, events, and mixed-use development. KB also determined methods to increase housing and public-private partnership opportunities. Once again, the firm was part of the project’s public involvement process.
